About Adnei Eretz

Adnei Eretz is a group that unites several real estate development companies. The group is owned by Mr. Ze’ev Mertzbach and Mr. Aharon Sherrow, entrepreneurs with extensive experience in managing real estate transactions spanning thousands of apartments, which are currently at various stages of planning and execution. The group has been active as a real estate developer since 2021 and is currently working on projects with thousands of apartments. The company’s core values are professionalism, honesty and integrity, and accordingly it adheres to several principles such as: contracting only with execution contractors that have proven capabilities (contractor classification of C5 – Unlimited) and which are rigorously reviewed by it before cooperating with them; Managing the execution processes through tight and meticulous in-house supervision, which verifies the high standards and compliance with the schedules; maximal attention to the quality and level of the raw materials which are used in the execution in order to provide the highest standard to its customers.
Owing to the numerous projects that the group executes and its responsible and orderly conduct with professional economists, lawyers and accountants, the group gains the full trust of Israel’s major banks and finance institutions and benefits from financial resilience that enables it to lead large-scale projects.
The group-owned apartments inventory includes mainly high-density construction apartments that it won in public tenders by the Israel Lands Authority. To date, the group won seven public tenders for more than a thousand apartments. These projects are distributed across the whole of Israel, including in Afula, Tiberia, Eilat, Dimona and Beit Shemesh. In addition, the company is at the planning stage of a large-scale Pinui-Binui project in Jerusalem.
The company believes in the great importance of settling and developing Israel and connecting its periphery to its center, and sees this as the materialization of the Zionist vision, and accordingly many of the company’s projects are located in Israel’s periphery rather than in central cities.
Adnei Eretz champions the principles of construction quality alongside with the attention to the provision of transparent, reliable, courteous and effective service to its customers. The customers’ satisfaction is its top priority and the company’s team takes care to provide personal and respectful attention to each and every customer from the day of the signing the contract and up to the population of the apartment and the delivery of the keys and even afterwards, as required.

The Company’s Executive Team

Aharon Sherrow, Co-Owner
Aharon arrives from the financial industry where he served in a series of diverse finance positions in the public and private sectors. Afterwards, he was appointed to be the business development manager of a leading residential and commercial real estate development company. In the framework of this last position he successfully promoted projects with a total of about 4,000 new apartments. Aharon is a co-owner of Adnei Eretz and is responsible for the management and promotion of its projects from the public tender stages and up to the complete population.

Ze’ev Merzbach, Co-Owner
Ze’ev arrives from the regulatory and financial consulting industry. Early in his career, he served as Head of Financial, Strategic, Regulatory and Operative Functions of a leading real estate company. Over the years, he accumulated vast experience in the fields of internal and external audits, organizational and operational consulting, IT systems control and the construction of operational control processes, and also in the fields of investments and cashflow management.

Notable Projects

Adnei HaHoresh, Afula – The city of Afula is currently experiencing a construction momentum with the population of tens of thousands of new residents. Adnei HaHoresh is a unique project that covers an area of 5,880 sq.m., where the company would build 47 free-market apartments. The project is at advanced execution stages with expected population in August 2025.
HaMoshava Neighborhood, Kinnera, Tiberias – An upscale project that covers 7,574 sq.m. and includes 80 apartments, of which 53 “Target Price” (government price-capped) apartments and 27 free-market apartments. The apartments’ specs is lavish and special and the apartment mix includes garden apartments, duplexes, penthouses and more. This unique project is adjacent to a spacious green park and various public buildings and its residents would benefit from maximal accessibility to major transport arteries. The project is at advanced execution stages with expected completion in June 2026.
Neve Shamir, Beit Shemesh – Beit Shemesh is a rapidly-growing city with a lot of demand for housing. The project is part of the plan of Ramat Beit Shemesh E’5. It includes 133 apartments, some for the free market and some in the framework of “Target Price”. The project is located at the south of Beit Shemesh (south of the municipal Rd. 6), east and west of the municipal Rd. 5 and north of the national park “HaElla Valley”. The project’s completion is expected in 2029.
Mountain Slopes, Complex A, Eilat – This project and it’s two follow-up projects are part of a new upscale neighborhood which is currently being built in the city of Eilat. The project covers an area of 11,312 sq.m. with 103 apartments, of which 51 “Target Price” apartments and 50 free-market apartments. The project is expected to start in January 2025 and be completed in January 2027.
Mountain Slopes, Complex B, Eilat – The project covers 9,856 sq.m. and includes 88 apartments and 420 sq.m. of commerce areas. The project is expected to start in May 2025 and be completed in May 2027.
Mountain Slopes, Complex C, Eilat –The project covers an area of 8,004 sq.m. with 58 apartments, of which 29 “Target Price” apartments and 29 free-market apartments. The project is expected to start in May 2025 and be completed in May 2027.
Nofei Dimona, Dimona – A mega-project on an area of 50,450 sq.m. with 412 apartments, of which 268 “Target Price” apartments and 144 free-market apartments. The project is expected to start in May 2025 and be completed in May 2028.
