Ben Tal N. S. Construction and Development Ltd. is one of the longstanding and prominent real estate construction and development companies in central Israel. The company is also considered to be one of the pioneers in Israel’s Tama 38 segment, and during its years of operations it won construction excellence awards from the Israel Builders Association. Ben Tal was founded in 1993 as Ben Tal Construction and Investments Company, and changed its name to the current one in 2011. The company is headed by Mr. Nissim Sasson, a second-generation contractor with more than 40 years of experience in the construction industry – experience that comes into play in each and every project. During its decades of operations, Ben Tal has built dozens of high-quality residential projects (in the model of land purchasing and asset-swap (“combination”) transactions) and over the past decade it has been focusing on urban renewal – initiation and construction under the Tama 38 and Pinui-Binui programs, particularly in Ramat Gan, Givatayim, Tel Aviv and Kiryat Ono.

Furthermore, the company operates a skilled team which is responsible solely for locating and fixing deficiencies during the post-construction checkup year, and a dedicated residents changes team which tries to comply with every architectural and design request that the customers have.

Collaboration with Isramish Investments

In the urban renewal segment, Ben Tal Construction and Initiation benefits from a fertile and close cooperation with Isramish Investments Ltd., an initiation company which is owned by Guy Sasson (Nissim’s Son) - who has an M.B.A. with a specialization in real estate and a real estate appraiser. Isramish specializes in locating residential lands and initiation in various projects which are related to urban renewal (Tama 38/1, Tama 38/2, Pinui-Binui). In some of the cases the projects initiate the projects together and in other cases Ben Tal is responsible only for the execution. The excellent synergy between Isramish and Ben Tal has led, over the years, to the construction of particularly impressive, designed and luxurious projects.

18 HaHashmona’im, Ramat Gan: A Tama 38/2 Project where the company evicted an old building with 16 existing apartments, and in its place it built a 13-story luxury tower with 46 new apartments. Completed.

21 Sokolov, Ramat Gan: A project which is based on a combination transaction, where Ben Tal built a 6-story boutique building with 19 apartments. Completed.

15-17 Rokach, Ramat Gan: A Tama 38/2 project where the company evicted two buildings with 7 apartments each, and rebuilt two new residential buildings with 22 apartments each. Completed.

12 and 12A Shlomtzion, Ramat Gan: A Tama 38/2 project where the company evicted two old buildings with 6 apartments each, and rebuilt two new 9-story residential buildings. Completed and pending population.

29 Yanush Korchak, Kiryat Ono: A Tama 38/1 project where the company added two stories with 6 new apartments (5-room apartments and penthouses) above 4 existing stories.

10 Yud Alef Be’Adar, Ramat Gan: A Tama 38/2 project where the company is evicting an old building with 6 existing apartments and building a modern 9-story building with 21 new apartments in its place. Completed.

21, 23, 25 Einstein St., Ramat Gan: A Tama 38/2 building where the company evicted 3 old buildings with 6 existing apartments each, and built 3 modern buildings with 21 apartments in each. Completed.

19 Einstein, Ramat Gan: The follow-up project on Einstein Street, where the company is evicting a building with 2 apartments and rebuilding a modern 14-apartments building. In execution.
