Charisma Initiation is a leading real estate group which specializes in the initiation and execution of various real estate projects. The group was founded in 2017 by Avi Yanai and Yaron Mor, seasoned real estate entrepreneurs who have decades of experience and who specialize in the initiation of Tama 38 projects across Gush Dan and in the city of Tel Aviv. Avi Yanai, Founder and Co-CEO: Avi Yanai is second-generation real estate entrepreneur and execution contractor. Over the past 35 years, Avi has built dozens of buildings as the initiator, most of which he executed and managed through project companies. Some of the projects he initiated and built in recent years include: 3 Balfur, Tel Aviv: A residential building with 12 apartments and an above-ground parking area with a semi-automated parking system; 25 Yalin Mor Natan, Tel Aviv: A 13-apartments residential building with underground parking; 18 Isserles, Tel Aviv: A 22-apartments residential building with underground parking; 22 Shalom Aleichem, Tel Aviv: Rezoning from offices to residential, seismic retrofitting of the existing building and adding another 2.5 residential floors; 5 HaAlon, Hod HaSharon: A seismic-retrofitting and additions projects under the Tama 38 directive (Hod HaSharon’s first Tama 38 project); Gan Yavne: Development and construction of 160 residential units in special townhouses for new immigrants. This project received the “Most Beautiful Neighborhood” award from the municipality; Ramat Poleg, Netanya: Development and construction of two 9-story residential buildings above a large underground parking garage. Be’er Sheva – building a residential neighborhood with 400 apartments for the Ministry of Housing.
Yaron Mor, Founder and Co-CEO: Yaron has been facilitating and managing initiation projects for many years. In this framework, he handled the financial support from the banking system side and managed several projects for purchasing groups. Nowadays he initiates Tama 38 projects in Tel Aviv and the cities of Gush Dan.
Yuval Yanai, VP, Business Development: Yuval is responsible for reviewing the transactions quality and business development across the group. He graduated from Project Construction Management and Construction Blueprints Reading courses.
3 Shamai, Herzliya: A project in planning which have received the committee’s approval, with 20 new apartments in place of an old 6-apartment building. In advanced planning stages.
48 Isayia, Tel Aviv: A project of adding a floor and half above an existing building, which would be seismically retrofitted under the Tama 38/1 provisions.
18 Isserles, Montefiore Neighborhood, Tel Aviv: This project was built in 2013 and includes 22 apartments above an underground parking. Each apartment received a balcony and its own parking space in an underground semi-automated parking system, and public areas were built to the benefit of the residents.
25 Yalin Mor Natan, Montefiore Neighborhood, Tel Aviv: This project was built in 2015 and includes 13 apartments above an underground parking with a semi-automatic parking system. Each apartment received a balcony and its own parking space in the underground semi-automated parking system, and public areas were built to the benefit of the residents.
22 Shalom Aleichem, Tel Aviv: A conversion of an office building into a modern residential building with 15 apartments, while seismically retrofitting it in accordance with the standard.
3 Balfur, Tel Aviv: A project that was built in 2008 and includes 12 apartments, whereas each apartment received a balcony and its own parking space, and public areas were built to the benefit of the residents.
Gan Yavne – HaMaccabim Neighborhood: Initiation and construction of a residential neighborhood with 164 detached houses.
Laskov, Ramat Poleg Netanya: A project with 38 apartments in two 9-story residential towers above an underground parking.
5 Simtat HaAlon, Hod HaSharon: A Tama 38/1 project where the company seismically retrofitted and renovated an old 4-story building with 16 existing apartments (adding a balcony and an expansion to each existing apartment) and added 2 new floors with 4 upscale duplexes.
