Geshem is a public development company that maintains a C5 classification - the highest classification, and operates in 29 cities throughout Israel, in the residence, commerce, employment and hotels field. The company is owned by Shamgar Vaknin and Yossi Mizrahi and has executed thousands of sq.m. of real estate transactions in various stages of planning, execution and delivery. The company is currently constructing and planning over 15,000 residential units of new construction, in both the free-market and Mehir LaMishtaken (government price-capped) projects, reduced pricing and extensive activity regarding urban renewal, commerce, employment and hotels.
All projects are managed with in-house accompaniment and close cooperation with Israel’s leading banks and insurance companies. The advantage of the company stems from the comprehensive solutions each project is provided with from the beginning, alongside supervision from the planning stage, through execution, design and up to receiving the key, and sometimes, even after having received it.

In 2023, 1,490 apartments, units, offices and commerce were sold, in an overall sale value of NIS1.290 billion (plus VAT). In addition, the company reports delivering 1239 residential units by itself and by related companies. Moreover, the company reports the acquisition of land that is available for construction in the north of Bat Yam, for the construction of 54 residential units and commerce, alongside building 205 residential units in Migdal HaEmek.
Notable Projects
Arnona, Jerusalem - “Arnona Hills”, Geshem’s prestigious residence complex is currently being constructed with 485 residential units built upon a mountainside, in one of Jerusalem’s highest locations, surrounded by marvelous nature. The residential complex is located near the American Embassy and close to the green areas of Kibbitz Ramat Rachel and its country club. The neighborhood is built around a large park that includes a spectacular archeological site.
Mamashit neighborhood, Nof Bereshit, Dimona - An iconic project, currently being constructed in Mamashit neighborhood, with thousands of residential units, commerce, cultural institutes, leisure and sports. All this in addition to maximal accessibility to main traffic routes, public transport and a new train station. Geshem’s “Nof Bereshit Project” includes 556 residential units in a wide array including 3 room apartments, luxurious cottages with swimming pools, penthouses and more. The project offers a quality of life, serenity and calmness in a developing city with unique employment, leisure and entertainment centers.
Kiryat Yitzhak Shamir, The Valley, Nahariya - The company’s northern flagship project in Nahariya with approx. 1,500 apartments, with high-quality education institutes and shopping centers, and is expected to be a completely autonomous neighborhood where an independent, high-quality, young and cohesive community resides. The neighborhood is in the city’s northeastern area in a strategic location with excellent accessibility to northern Israel through the major transport arteries of Road 4, Road 89 which will soon connect to Road 6 and provide easy access to any location in Israel.
Migdal HaTahahna, Akre - An innovative 17-story office project which includes 17,000 sq.m. of office spaces and a 1000 sq.m. commerce avenue. This ambitious project is completely transforming the area, including the market. Each office floor will include 1,000 sq.m. divisible to offices of 60 sq.m. or more. The spacious office floors enable large companies to benefit from comfortable workspaces on an entire floor.
Turquoise, Jisra Zarka - The company won a public tender for constructing a new residential neighborhood with 28 buildings and 196 apartments in the village’s western neighborhood, which would transform into Israel’s next tourism and real estate attraction.
This project is inspired by Alonda in the island of Crete, as a tourism destination that is located 100 meters from the beach. The new zoning plan includes approx. 520 units, approx. 200 hospitality rooms in a leisure resort and 4 motels, and approx. 200 camping spaces. According to the plan, the area will include approx. 6.5 dunams of public buildings, including day care centers and approx. 30 dunams of public green areas.
Ono Center, Bikat Ono - An iconic residential and commerce project on 48,000 sq.m. at the outskirts of Bikat Ono near Savyon and Or Yehuda. The project includes four designed upscale office buildings of varying sizes, with an overall area of 28,000 sq.m., a 2-story lifestyle street mall on 18,000 sq.m., and a spectacular urban residential complex of 197 apartments. To date, 98% of the commerce areas and over 80% of the apartments have been sold. The project benefits from extraordinary accessibility and would serve as a business and commerce center for over 250,000 residents from Bikat Ono and Gush Dan.
Square Kiryat Motzkin – The new center at Mishkenot HaOmanim is located upon approx. 20,000 sq.m. and rises up to 4 floors. 500 sq.m. on the ground floor will be used for commerce and 15,000 sq.m. in the three other floors will be used for offices. The project includes 3 floors of offices for rent and sale in various modular sizes, ranging between 50-1000 sq.m., with an upper terrace overlooking a botanical garden, a luxurious lobby, secretarial services, a conference room and screen walls.
