Negev Star - Cinco Investments and Development Ltd. is a construction development group that focuses on construction in high-demand areas, and specializes in initiating urban renewal projects, from obtaining the signatures of residents on binding agreements and up to the post-apartment-delivery stage, including the warranty for the construction quality. The group was founded and is managed by the seasoned real estate entrepreneur Yitzhak Cohen, and the projects it builds are characterized by a very high standard and match the areas where it operates. Since its establishment in the early 1990s, the group has been building projects all across Israel and completed the construction of more than 8,000 apartments, thousands of sq.m. of office spaces, employment and commerce centers and public buildings.

Some of the projects that the company built and completed include residential projects in the framework of the Mehir Matara and Mehir LaMishtaken programs (government price-capped), residential buildings in south and central Israel and numerous public buildings, including, among others, schools, an entire neighborhood of villas for the Ministry of Housing, kindergarten, sports halls, HMO buildings, commercial centers, Yeshivas and more. The company’s clientele in this field includes, inter alia, Mifal HaPayis, local authorities such as the Ofakim Municipality, Netivot Municipality, Beer Sheva Municipality, The Jewish Agency and numerous private customers. As aforementioned, the company has also been building thousands of apartments in a long list of cities and towns, including Or Yehuda, Ramla, Ramat Gan, Beer Sheva, Haifa, Nes Ziona, Ashkelon, Kiryat Gat and Netivot.

Urban Renewal

In 2014, the group was joined by Cinco Investments and Initiation Ltd., which has been active in the urban renewal segment (Tama 38, Pinui-Binui) for the past decade. The young and dynamic Cinco is owned by Shlomi Cohen, Yitzhak’s son, and serves as Negev Star’s urban renewal arm while simultaneously operating as an independent company. Cinco benefits from the high financial strength of the parent company - Negav Star, which provides it with a great advantage in the urban renewal segment, which requires a strong economic back across long periods of time. During its years of operations, Cinco initiated and promoted urban renewal projects across the whole of Israel amounting to thousands of apartments, which are currently in various stages of planning and execution. The company is currently promoting more than 20 projects across Israel – in Kiryat Ekron, Tel Aviv, Ramat Gan, Nes Ziona, Mazkeret Batia, Rehovot, Ramla, Haifa, Holon, Givatayim and more.

Development and Execution Under One Roof

Negev Star - Cinco Group includes a winning combination of development and construction execution of the highest level (the group has a contractor classification of C5, the highest level in its segment). This combination enables the company to bid in any public tender and to build projects of any physical or financial scale. For apartment buyers, this combination provides a tremendous advantage, since they have a single point of contact for queries and information, starting from the proceeding for signing the contract, through the actual construction execution, and up to the delivery of the apartment’s key and the post-construction warranty.

Notable Projects

44 Sharet St., Ramat Gan: A self-developed project of the group (built on lands that were acquired by the group) where it is building a 9-stories boutique building with 20 apartments. The project is designed by the renowned architect Gidi Bar Oryan, and the project is characterized by special huge apartments that cover an area of about 160 sq.m. with a 24 sq.m. balcony. Currently, the company is at the final stage of marketing the project, with great success.

99 Karnitzi St., Ramat Gan: A Tama 38/2 (demolition and reconstruction) project at advanced construction stages. In the framework of this project, the group demolished an old 4-stories building, and it is rebuilding in its place an upscale building with 9 residential stories and 42 apartments of a diverse mix. All of the project’s apartments were sold.

Kiryat Ekron: A large-scale Pinui-Binui project where the company would evict about 100 old apartments and the old council building and commercial center, and rebuild a new and modern council building, 600 apartments and thousands of sq.m. of employment and commerce areas. This is a trailblazing project in this local council, which didn’t benefit from new construction for several decades. The plan is at the approval stage.

Netivot: A self-developed project of the group in a strategic location near the city’s railway station. In the framework of this project, the company would built two mix-use towers: 150 small apartments for students and young families, 16,000 sq.m. of employment, offices and commerce areas, above a commercial centers. The project is at the planning stage and is considered to be critical for the city and its flourishing branding, and in particular for the new commercial area which is aimed at students and Hi-Tech companies. The plan is at the approval stage.

Nes Ziona: A self-developed project of the group, which is being built on the last land reserve in the exclusive Malibu Neighborhood. The project includes two 3-storey boutique buildings with 20 apartments. The project is in advanced construction stages and is due to be delivered soon..

HaNevi’im, Haifa: A self-developed project of the group which includes the construction of 80 new apartments and architectural conservation. The residential areas are built above a commerce floor, and the residents from the second floor up would benefit from a spectacular panoramic view of Haifa Bay.

Kiryat Moshe, Rehovot: 2 integrated projects of Pinui-Binui and Binui-Pinui, which would be built in the renewing and promising neighborhood of Rehovot. In the framework of this integrated project, the company would build two new residential towers with 20 stories, above a commerce floor. In total, the integrated project would include 275 new apartments.
