Officity Management Ltd. specializes in real estate development and management of significant high-national-priority projects, throughout all of their management stages, from locating the lots, through marketing, planning and construction and up to population.

The company was founded in 2017 by 3 real estate entrepreneurs who are the company’s shareholders: Ori Weiss, Alon Hertzog and Adv. Avihay Haham, leading real estate professionals with longstanding knowledge and experience. The three partners are second-generation successful real estate entrepreneurs, who joined forces to create a professional entity which leads their complementary skills in one direction to benefit their customer’s success: Avihay’s legal experience, Ori’s experience as the founder of the Israeli Building Center and his numerous connections, and the in-depth knowledge and longstanding experience that Alon acquired at home.

The unique strength of the company, which is positioned at the forefront of the sector, is in creating solutions for the congested roads and traffic jams on the way to work and back, through mix-use areas and construction at innovative, current and aesthetical standards, while cooperating with professionals, first-tier construction companies and leading and renowned architects. The company is managing projects which scope is estimated at about NIS 1 billion.

As the sons of longstanding and esteemed families in the real estate sector, the company’s owners, Ori, Alon and Avihay, benefit from real and ongoing relationships with urban decision makers, and have extensive experience in managing and establishing acquisition groups, and proven experience of building more than a thousand populated apartments in an acquisition group format.

The Partners

Ori Weiss is one of the founders of the Israeli Building Center, and the leader of its development division. For a decade, Alon Hertzog managed Capital Group that specializes in organizing acquisition groups. Avihay Haham has been a lawyer and a real estate entrepreneur since 2006 and he is the owner of Aterra Real Estate Development Ltd. which was founded in 2012 and has been active in the segments of acquisition groups and real estate investments in Israel and abroad. The synergy between the partners’ capabilities creates the added value for the customers.


Officity Haifa - Officity Haifa is an Ultra-Modern office building that was planned by the architect Guy Arbel, with a built area of about 15,000 sq.m. in 7 floors. The project, which was planned as a green project, creates ideal workspaces for professionals and is located within the most central transportation hub in Northern Israel, about 80 meters from the Merkazit HaMifratz Railway Station in Haifa. The acquisition group, which is managed by Officity, acquired the land in 2018. A construction permit was received on August 2018 and the construction is carried out by Shatit. Construction was completed in early 2021.

Officity Park, Ra’anana - Officity is the main player in a new complex to be built in Western Ra’anana, on the area between the municipal park and Road 531, and would provide a solution for the shortage of small and medium-sized enterprises offices in the Sharon region. It would be a large mix-use employment complex with 100,000 sq.m. of commerce and office spaces, near an upscale residential complex which would include about 3,000 apartments, environmental development, restaurants, cafes, banks and more, near Park Ra’anana lake and green meadows. The area is highly accessible by transportation.

The Ra’anana Municipality approved the plan, which would drastically transform the city. The project was approved in the framework of Ra’anana’s Master Plan, and the detailed plan was submitted  and is currently post-objections and pending validation. The construction commencement is expected within two years with population within 5-6 years.

Officity creates a rare investment opportunity through the location of lands in this complex and marketing them to investors who buy rights in these lands today. Officity Management works directly with the planning and zoning commission in order to allocate appropriate lots for group members. Immediately upon the approval of the zoning plan, the company would manage the planning and building until the delivery of the key to the group’s members.

The Northern Quarter, Herzliya - In Herzliya’s best area, in the city’s northwestern part and near the Ayalon and 531 roads, the state Committee for Planning and Construction is promoting Preferred Housing Plan for the development of a new quarter in the city, with about 12,000 apartments and 430,000 sq.m. of commerce and office spaces. Officity Management is managing several segments in this complex and handles the representation of the owners of rights with the plan’s appraisers for the purpose of allocating independent consideration lots at stage A, and afterwards it would manage the turnkey planning and construction of the buildings.

Yarkon View, Western Hod HaSharon - The National Planning and Zoning Committee is promoting a mega-plan for the North Yarkon area. Officity Management is managing dozens of dunams for hundreds of rights owners in the “Nof Yarkon” (formerly HR/400) complex. This plan is at a high priority, mainly due to its proximity to existing buildings and arterial roads. In early 2019, AFI, Shapir Engineering, Elad Residences and Zemach Hammerman purchased about 150 dunams in the complex in a mega-transaction of NIS 200 million. The vast majority of the remaining lots within the plan are privately owned. Officity aims to become the most significant management company of the complex which represents numerous rights owners in it, to achieve the best results for them.

Land Re-Zoning Procedures

The company manages the rights of hundreds of landowners, who are undergoing rezoning procedures. Among others, in Hadera’s flagship project - the Sea Quarter and the American Colony program in Even Yehuda. The company incorporates the rights’ holders into an agreement that ensures a swift procedure to construction as soon as the plans are approved, while managing the process from start to finish.
