Y. Shepets Vaknin Constructors Ltd. is one of Southern Israel and Shfela regions’ well-established and renowned construction companies. The company has a C-5 contractor classification, and currently offers it services nationwide, specializing in the initiation, planning and execution of residential projects, and the construction of public and commerce buildings. S.Y. was founded in 1988 and is currently owned by brothers Yossi and Shimon Vaknin. During its many years of operation, the company gained extensive reputation for its reliable and quality services, after it completed numerous large projects, including projects with hundreds of housing units each, successfully and to the full satisfaction of the residents, buyers and customers, in Ashdod, Gedera, Yavne, Beit Shemesh, Kiryat Ekron, Mazkeret Batya, Kiryat Malakhi, etc. S.Y. carefully maintains high construction and safety standards, and its dedicated QC and Supervision department verifies the compliance with the strictest standards of the construction industry.

Completed Projects

HaPnina Project, 12th Quarter, Ashdod: The most exclusive project in Ashdod’s municipal area in 2010. The project is located in Kohav HaDarom Street’s 12th Quarter. Its surrounding area has education institutes, commercial centers, as well as various financial institutes. The project is located with easy access to Ashdod’s southern exit towards Route 4 and is within walking distance from the beach. HaPnina project includes three 7-story residential buildings + 1,700 sq.m. of basement areas, with a total of 84 units. The project offers 4-5-room apartments, garden apartments and penthouses. The project’s apartments are spacious – more than 160 sq.m. for 4-room apartments. The project’s marketing was completed in October 2010.

Horn Towers, Yavne: Two 9-floor towers with a total of 70 units, including 3, 4, and 5 room apartments and upscale penthouses. The project is located at the heart of a peaceful residential neighborhood in eastern Yavne, at an excellent location with access to transportation routes and near commerce and community service centers. The construction of the extensive “Tzel Yavne” park is planned near the project. The park would include playgrounds, large commercial centers and more.

Ganei Raphael, Kiryat Malachi: A boutique project with 36 housing units, of which 24 are two-family cottages (5-6 rooms each) and the remaining units in two mixed-use buildings. The project is located at the heart of the quiet Golan St., near commercial centers and financial and educational facilities, and close proximity to major transportation routes. The city of Kiryat Malachi is currently undergoing a growth and development momentum, with an outlook of doubling its population within a few years and with winning the national education award for 2010.

Ma’ale Ariel, Ramat Beit Shemesh C: The project includes four 5-story buildings with a total of 64 units, including 4- and 5-room apartments and garden apartments, duplexes and penthouses. The project is located on a mountain’s top and enjoys an great view of forests and open green spaces, in a young neighborhood for the development of which NIS millions were dedicated (inter alia, for the construction of public, culture and commerce institutions, pavement of access roads and infrastructures development). The project was planned with consideration to the needs of the religious public, including Sukkah balconies in the apartments, etc.

Neot Ilai, Kiryat Malachi: A boutique project with 24 units, of which 8 are two-family cottages (5-6 rooms) and the remaining units in two combined buildings. It has convenient access to major transportation routes.

Jabotinsky, Ashdod (Tama 38): A seismic retrofitting and renovation project for six buildings which are about 40 years old. In the project’s framework, each building was strengthened, and received a comprehensive renovation of the front, the lobby and the building’s system. Each apartment received an additional safety room and balcony, and two additional stories and a garden apartment were added.

Projects under Construction

V-Tower, Ashdod: Two 15-story residential towers with 15,000 sq.m. of basements, with a total of 162 apartments, of which 50% are rental apartments for supporting young couples, including 4 and 5 room apartments with balconies, garden apartments and penthouses. The project is located at the heart of Ashdod’s new 16th Quarter, next to which an enormous green park is planned. The neighborhood is characterized by a dynamic population of young couples and move-up buyers, and benefits from spectacular views into Ashdod Beach, Nitzanim Beach and The Sands Reserve. One of the towers is currently being populated, and the other is expected to begin population within a year. In addition, the company is currently building 60-80 apartments in a series of projects in Ashdod and its surroundings.

Projects at the Planning Stage

Main Business Center, Yavne: A large-scale project with 200 housing units. 3 buildings of 15-17 stories with a shared basement. The project will offer apartments of 3, 4 and 5 rooms and will provide a response to the needs of young couples in small apartments. The project is located in the center of Yavne, The area has a large commercial center and is currently in the planning stages.

Alroi Towers, Ashdod: Two 15-22-stories towers with a joint basement. The project would offer 3, 4 and 5-room apartments and would suit the needs of young couples seeking small apartments. The project is located in the 5th Quarter at the center of Ashdod, and is currently at advanced planning stages.

Urban Renewal

The company has extensive know-how and experience in the urban renewal field, including the various types of Tama 38 and Pinui-Binui projects. The company executes complex strengthening, renovation and rebuilding projects on residential buildings, while complying with the strictest standards and proper care for the residents’ welfare during the construction. These operations are executed directly by the company as well as through its sister company (51% holdings) Y. Y. Traklin Construction, which specializes in Tama 38 and currently handles projects with a total of 150 apartments at various planning and execution stages.
