About Yuka Park Holdings Ltd.
Yuka Park Group is owned by Moshe Avitan, Yoav Shachar, and Hava Michaeli and operates as a real estate entrepreneurial initiative with extensive experience in constructing business complexes and establishing multi-purpose industrial parks. They emphasize developing projects in strategic locations and facilitating access to small and medium-sized multi-purpose industrial halls for purchase by business owners for self-use and investors.
Currently, the company leads 13 projects nationwide, encompassing over 700,000 square meters of construction worth more than 6 billion ILS.
Yuka Park was the first to identify an unmet need in the real estate market, offering modern, small, and medium-sized units in light industrial and manufacturing sectors. Until recently, such needs were typically addressed only through leasing, especially in outdated industrial centers that did not meet current market demands. The group’s clientele includes a blend of end-users and investors, primarily “residents of industrial zones” - industrial companies from sectors such as manufacturing, distribution, import, and related services. Accordingly, the company focuses its activities in central industrial zones, providing nearly unparalleled solutions. Leveraging its expertise, Yuka Park collaborates with leading real estate firms like Carasso, Yuvalim Group, Mehadrin and others.
Yuka Park’s success stems from its vision, professionalism, and on-site execution capabilities.
Yuka Park is committed to expanding its national presence to meet growing demands and strengthen its market leadership position. Another significant aspect of the company’s operations is its understanding and approach towards industrial business owners as a quality and meaningful economic community, often overlooked and underserved in traditional perceptions. Most of the businesses occupying Yuka Park projects are clean, modern, and technological industrial businesses that are suitable for high-quality and innovative facilities that receive all the needs of the business under one roof: a showroom, storage space, offices for employees and access to trucks.
Vision
To establish high-quality, modern business environments in major cities across Israel, contributing to urban landscape upgrades, local economic enhancement, and improving the lives of residents and business owners alike.
Selected Projects
The flagship project of Yuka Park is “Yu-Park Segula”, the largest business park in Israel for mixed-use industries, covering approximately 105,000 square meters. The project is located in the central Segula industrial zone in Petah Tikva and includes halls of various sizes starting from 200 square meters, suitable for a variety of uses such as light industry, manufacturing, and commerce. The project is in advanced stages of execution and is pending population.. In addition, n the center of the country, Yuka Park has established groundbreaking facilities such as “Yuka Park Hacsharat HaYeshuv” in Rishon LeZion. The unique facility, styled after Brooklyn’s industrial buildings from the 1930s, spans over 34,000 square meters and combines commercial, industrial, manufacturing, and loft spaces in a strategic location near the train station.
The group has two other populated projects in Rishon LeZion, covering an area of about 100,000 square meters in the “Meuyan Sorek” industrial zone.
In the north, the company is constructing the “Yuka Park Afula” project which is in advanced stages of construction. The project offers approximately 45,000 square meters of modern industrial halls ranging from 150 to 300 square meters, with full truck accessibility to the top floor. In the south, “Yuka Park Ofakim” in Ashdod is a significant regional employment center, with approximately 40,000 square meters of commercial, industrial, and manufacturing spaces near residential areas and the new stadium under construction. The building, located on a plot of approximately 10 dunams, includes 5 floors. The project was delivered. In Be’er Sheva, the company is currently marketing “Yuka Park Be’er Sheva” in Presale. The project, , is located at the entrance to the industrial zone, near IKEA, and close to the Park neighborhood and the city center. It is a multi-purpose facility of about 25,000 square meters, divided into halls and small areas of approximately 150-500 square meters. The areas are suitable for a variety of uses, including light industry, manufacturing, and more.
Recently, the ‘Mehadrin’ company, controlled by Yitzhak Tshuva’s Delek Group, signed an agreement with Yuka Park for the construction of an industrial-commercial complex in Netanya, with an area of about 115,000 square meters in phase A. In the project, units of various sizes between 150 square meters and 500 square meters will be marketed for sale. The complex is designed so that all floors in the complex will have spacious and convenient access to trucks for unloading and loading. The expected scope of revenue is about NIS 1.2 billion, and the cost of investment in the project is about NIS 700 million.
Also in the southern region, the “Yuka Park Diamonds” project was established in Ashdod, which is an important regional employment center, located on a plot of about 10 dunams, including 5 floors with areas for commerce, industry, crafts and storage and located near residences and the new stadium. In Netanya, “Yuka Park” and “Mehadrin” are establishing an integrated industrial project, on a plot of about 30 dunams in the Kiryat Eliezer area, near the train station. In the first phase, a building with easy access, six levels and advanced infrastructure will be built, representing an investment of NIS 900 million, covering an area of about 115,000 square meters, with industrial units of various sizes, and full accessibility for trucks on each floor. The project is part of the “Net 1000” program. One of Netanya’s metropolitan employment areas and is intended for industry, crafts, distribution and related services. The Yuka Park Group also has additional projects in areas such as Ashkelon, Ramla, Ashdod-Ad Halom, Petah Tikva, and has accumulated additional transactions.
Contribution and Community Involvement
Yuca Park sees great importance in social involvement and contribution to the community and aims to take part in this responsibility. As part of this concept, Yuka Park has adopted the EREZ Foundation, which works for disabled IDF soldiers, athletes with disabilities and victims of the Gaza envelope in a variety of unique extreme sports activities as part of a process of rehabilitation, empowerment and social integration. More than ever, we are in a time when strengthening personal and national resilience is significant for society.
