Amy Group specializes in income properties, focusing on the acquisition and management of commercial centers, neighbourhood hubs, retail stores, and gas stations throughout Israel. The Group currently owns 14 commercial and neighbourhood centers, 50 high-street stores and 4 gas stations. Amy group has been recording meteoric growth over the past few years and is the de facto leader of Israel’s neighbourhood-commercial centers segment.
More Than 60 Years of Operations
The group’s history dates back 60 years, to the time when Shlomi Nehiesi, who heads it to this very day, was managing a family-owned Judaica and gifts factory which was established in the 1960s. Shlomi, who wished to expand his business activities, identified the income properties segment as a profitable and stable industry and started acquiring single high-street stores across Israel. Later, he acquired several gas stations and the group currently owns 4 gas stations, in Rishon LeZion, Hadera, Netanya and Or Yehuda.
From Gas Stations and Retail Stores – to Neighbourhood Hubs
In 2012, Shlomi started focusing on neighborhood commercial centers and acquired the group’s first center, in Givat Shmuel. This category has grown rapidly within the group and now accounts for the vast majority of its business operations, with large and prominent commercial centers. Some of the centers were acquired by the group and some were developed and built by it. The company has properties across Israel, including in Rishon LeZion, Bat Yam, Petach Tikva, Herzliya, Netanya, Givat Shmuel, Nes Ziona, Or Yehudah, Or Akiva, Tel Aviv and Tirat HaCarmel.
The various properties are rented to about 600 tenants, including some of Israel’s most prominent enterprises: Bank HaPoalim, Super Pharm, the HMOs Clalit, Maccabi, Leumit and Me’uhedet, HaStock, Max Stock, Decathlon, KSP, Idan 2000, McDonald’s, White Pool, Sumsum, Profit, Brill Group, Tiv Ta’am, Roladin, Golda, bowling and more.
Particularly High Occupancy Rates
Amy Group’s commercial centers are located in prime location at city centers and many of its tenants continue with the group for many years. As a result, the company benefits from particularly high occupancy rates. The group has high financial resilience and its projects are regularly financed by Israel’s largest banks.
The Flagship Project: Amy B.S.R. City, Petach Tikva
Amy B.S.R. in Petach Tikva is considered to be one of Gush Dan’s largest and most sought-after commercial centers. NIS 1.6B were invested in the construction of this complex, which is located near the Light Rail Red Line railway station, and the company acquired it in mega-transaction for NIS 580M. The complex covers 27,000 square meters in addition to 700 adjacent parking spaces and 40,000 square meters of office space. It includes about 80 businesses with a diverse mix of restaurants, children attractions, food stalls, fashion and sport stores, supermarkets and more. The complex was designed with a contemporary mix-use approach and has three levels, with the upper level serving as a main plaza leading to the entrance level of the office towers. The location has 6 dunams of green lungs, lawns, trees, walkways and gardening – distinguishing it from other Israeli commercial centers.
