Yesodot Eitanim is a leading developer which is active across the country in every real estate segment: residential, commercial centers, offices, commerce, Mehir LaMishtaken (government price-capped projects) and expansions of Kibbutzim. The company was founded by entrepreneurs Ofer Zeref and Omer Yehimovitz, who started their professional career about 30 years ago, as realtors. Later on, they founded a real estate marketing company which marketed thousands of apartments across Israel, and several years later they founded this successful development company. In light of their diverse experience, the pair has expertise in every aspect of Israeli real estate, which greatly contributes to the company and its success.

Expertise in Land Reclaiming Transactions

A land reclaiming transaction is a transaction where the company acquires from a Kibbutz/Moshav its rights to develop residential/commercial properties on agriculture lands it owned and were returned to the Israel Land Authority. The company executed several such transactions in Shlomi vis-à-vis Kibbutz Adamit, in Migdal HaEmek with Kibbutz Kfar HaHoresh and in Nes Ziona with Kfar Aharon.

Notable Residential Projects

Nes Ziona: The company is planning a residential project with about 44 rooftop, garden penthouse apartments in a particularly pastoral location in Nes Ziona (the lands of the former IDF’s Home Front Command base).

18 Herzl, Nes Ziona: the company is building a boutique project with eighteen 5-room apartments and penthouses at the heart of this green city. The building would include 3 apartments per floor and 2 parking spaces per apartment, and 2 large gardens are built next to it for the benefit of the residents.

The Ya’arit Neighborhood, Shlomi: A new and modern neighborhood with plenty of open green spaces and parks, currently under construction at the town’s edge in front of Moshav Betzet. The new neighborhood would include about 1,500 units, mainly detached houses. The town’s population would grow to about 10,000 residents.

Pastoralia Reserve, Karkur: A unique project that was built in a serene environment near Kibbutz Mishmarot. The project includes 16 boutique buildings with only 6 apartments in each for a total of 96 apartments. The project includes a variety of apartment types from detached houses to penthouses including 5-room apartments with balconies, and particularly large penthouses. Completed and Populated.

Pastoralia, Ashdot Ya’akov: The company is executing a community expansion which includes about 166 villas in the magical area of Emek HaYarden. Each villa benefits from a lavish technical spec and high construction standards.

Rosh Ha’Ayin, Mehir LaMishtaken: the company is building 89 apartments in 3 complexes, with a diverse apartment mix that includes mainly spacious 4-room apartments that can be converted to 5-room apartments, and 5-room penthouses.

Neve HaTut - Pardes Hanna - Karkur: The company is planning a residential project that would include about 44 cottages in the “Pardes Locker” complex.

Notable Commercial Projects

Commercial Center, Ya’arit: A commercial center on an area of about 2,000 sq.m. that is planned in the heart of the Ya’arit neighborhood of Shlomi.

Megiddo Junc./Terminal 65: A commercial center with about 1,500 sq.m. of built areas and building rights for another 2,000 sq.m. The company intends to renovate and rent out the built areas and in the future to plan the additional areas.

Nahariya: The company is planning 3 commerce centers in the city, a center in the center of the Osishkin neighborhood that would provide day-to-day services and products to the residents, and two additional centers in the new neighborhood at the city’s northeastern area.

Park Kineret, Ashdot Ya’akov: A logistics, employment and commerce park that is planned in the northern section of Road 90, the longest road in Israel, a few driving minutes away from Zemach Junc. The park would be built on an area of about 107 dunams and would offer about 73,000 sq.m. of areas for rent for industrial, offices, commerce and logistics on a tailor-made basis. The park is located on a heavily toured road segments, a few minutes of driving away from the Golan Heights, the Springs Valley and the Kinneret’s eastern shores.

Gvanim Center, Mizpe Ramon: Gvanim Center was built at the heart of the Gvanim neighborhood of Mizpe Ramon, and it was designed to match the town’s rural-desert spirit and serve as an ultimate leisure and entertainment center for the town’s residents and the numerous travelers and tourists that arrive to it every day. The center covers around 1,000 sq.m. in two floors. The first floor includes, among others, a 200-sq.m. supermarket, and the top floor includes the local branch of the Maccabi HMO.

Kibbutz Sufa: The company is planning a commerce and logistics center at the Kibbutz’s entrance on road 244 that leads to the border crossing. The lot covers about 13 dunams near the gas station and the logistics center would support the transportation of goods to both sides of the border.
