Odles & Keinan was established in 2007 by Saar Keinan and Ofer Odles, experts in real estate and finance. Areas of Expertise

Bank Collateral (Standard 19) - The firm specializes in conducting valuations for all types of real estate assets. Thanks to the wealth of experience of its experts in the private market and the banking system, it has a well-known reputation for its appraisals that secure bank collateral.

Project Guidance - Our firm specializes in conducting economic feasibility studies and zero reports, as well as providing financial guidance and oversight services for residential, commercial, employment, and logistical building projects. The office is on the list of certified overseers maintained by all of the country’s leading banks and financial institutions that provide financing to projects under construction.

IFRS - The firm specializes in preparing opinions that comply with the new accounting standards and the international standards (IFRS) adopted by the Israel Accounting Standards Board. Periodically, select appraisals are published on the Israel Securities Authority website.

Betterment Levy and Taxation Aspects - We have years of knowledge and extensive experience in preparing assessment and appraisal grievances for local committees (betterment levies, expropriations, and depreciation claims according to Article 197), the ILA (concerning capitalization fees and permit fees), and the Tax Authority (as pertaining to betterment tax, purchasing tax, decisive appraisers, grievance and appeals committees, the courts, and more).

Consultation - Odles & Keinan provides creative consultative services to large real estate and public companies to maximize assets before, during, and after a deal’s execution. The firm seeks to identify assets with potential for enhancement for a wide range of clients.

Urban Renewal - Tenants’ Appraiser - Preserving the economic interest of apartment owners in maximizing their returns in urban renewal compleses. To achieve this, our appraiser prepares a score table for the owners’ apartments to determine the order of selection for apartments in the new structures. He also determines the appropriate rental fee for the developing apartment owners throughout the project’s lifetime, from the phase of apartment clearance until entry into the new apartments. The developer and apartment owners will share all future profits.

The Partners

Saar Keinan - Saar, the managing partner and CEO, has been a certified real estate appraiser since 1996 and holds a Bachelor of Arts degree in Political Science. Prior to founding the firm, she worked in the Business Division of Discount Bank, where she served as co-manager of the bank’s Appraisal Department. She is an expert in valuations for accounting standards and complex assets (IFRS) and standard 19.

Ofer Odles - Ofer, the firm’s business development and consultative services manager, is also a managing partner. He has been a certified real estate appraiser since 1998 and holds a Bachelor of Arts degree in Management and Sociology. Prior to founding the firm, he worked in the Business Division of Discount Bank, where he served as co-manager of the bank’s Appraisal Department. He is an expert in providing real estate guidance and counseling.
Additionally, Ofer oversees the tenant escort department at the firm and serves as a lecturer in urban renewal for the Bar Association.

Assaf Yitzhaki - Assaf is the Manager of the firm’s Real Estate Appraisal Department. He holds a Master’s degree in Sociology, majoring in Social Psychology from Bar Ilan University. He received certification as a real estate appraiser in 2001 and joined the firm in September 2012. Since then, Assaf has acquired extensive experience in all areas of real estate appraisals handled by the firm. He specializes in economic feasibility studies, Standard 19, contradictory appraisals for betterment levies, and filing grievances to various regulatory authorities.

Alon Aharoni - Alon is the Manager of the firm’s Zero Reports and Project Guidance Department. He manages the zero reports and project monitoring department since its establishment in 2015. Expert in editing zero reports and supervision reports. Aharoni Graduated with a Bachlor’s degree in social sciences, and is a certified real estate appraiser on behalf of the Real Estate Appraiser Council, since 2011. He started his career in the company in 2008.
