SLDN Real Estate is a private company in the process of becoming a reporting company and operates in the income-producing and entrepreneurial real estate sectors. The company specializes in the identification, initiation, enhancement and management of commercial, logistics and income-producing real estate assets, as well as in the development of residential complexes throughout Israel.
Since its establishment in 2014, the company has developed an operating model that combines entrepreneurial thinking with long-term investment in income-producing assets, while creating growth engines based on asset enhancement, expansion of building rights and value creation throughout the project lifecycle.
Unlike the conventional model prevalent in the industry, SLDN focuses on identifying transactions and assets with a distinct competitive advantage: land plots and complexes in strategic locations with significant value enhancement potential that are not exposed to direct competition from similar properties in their immediate surroundings. Following acquisition, the company works to enhance the asset through planning advancement, expansion of rights and entrepreneurial development. Where an asset is suitable for long-term holding, it is added to the company’s income-producing real estate portfolio and continues to generate stable cash flow over time.
The company’s activities are supported by an experienced and professional management team overseeing all core areas, including business development, engineering, finance, legal advisory and management. The actual execution works are carried out through a project management and supervision company, in accordance with the characteristics of each project.
As of the end of 2025, the company holds 13 assets and projects at various stages, ranging from income-producing properties to projects in planning and construction stages, located throughout Israel and spanning the commercial, employment, logistics and residential sectors. Alongside an income-producing portfolio characterized by high occupancy rates, SLDN is advancing land reserves under its ownership through significant development initiatives that will include commercial centres, logistics complexes, hospitality facilities and residential projects in high-demand areas, forming the basis for the company’s continued growth in the coming years.

Key Projects

• SLDN Center Gan Yavne – A mixed-use complex comprising retail, leisure, office and employment spaces, with a total built area of 25,000 sq.m. on a site of more than 18 dunams, including commercial and office space. The project constitutes one of the company’s primary growth engines and is expected to become the central commercial and employment hub of Gan Yavne.
• Ofakim Logistics Centre – An advanced logistics centre with an area of approximately 14,000 sq.m. and an operational height of 14 meters, being developed in an area experiencing growing demand for logistics and industrial space, as part of the company’s expansion in the logistics real estate sector.
• Beit HaDuvdevan, Kiryat Ono – An income-producing commercial complex in a central location, characterized by high occupancy rates, leading anchor tenants and stable cash flow, and serving as one of the core assets in the company’s income-producing real estate portfolio.
• The Boulevard Project, Ashkelon – A residential project comprising 155 housing units in four boutique buildings in the Afridar neighborhood, combining quality planning with a sought-after location and representing one of the company’s flagship residential developments.
• Efal on the Boulevard, Ramat Efal – A residential building with commercial space adjacent to the Purple Line, comprising 25 residential units (20 for sale) and commercial areas.
• Feldman Complex, Rehovot – A land parcel of approximately 5.5 dunams currently leased to the Feldman factory. The property is subject to an approved zoning plan that enables the utilization of additional building rights.
