About TABA Capital
TABA Capital was founded in 2021, upon recognizing that Israel’s urban renewal market is primarily driven by the interests of developers, contractors, and authorities, rather than by the apartment owners themselves. Thus, the company promotes the opposite approach: Since residents are the primary rights holders, they should lead the process.
Since its establishment, TABA Capital has become one of the leading players in the urban renewal field in Jerusalem and its surroundings, serving as a significant driving force in advancing urban regeneration planning in the capital. Today, TABA Capital is responsible for promoting more than 4,500 residential units at various planning stages throughout the city, with a strong emphasis on responsible planning and the preservation of Jerusalem’s social and historical fabric.
Selected Projects
Among TABA Capital’s core projects:
Kiryat Menachem – Three urban renewal plans comprising of approximately 2,000 new residential units. The neighborhood is located near green parks, educational institutions, and major transportation routes (including the light rail line). The project integrates residential units, rental housing, commercial areas, employment spaces, and public buildings.
Kiryat Moshe – Two plans totaling over 1,800 new residential units, with an emphasis on preserving the community fabric alongside vertical development.
City Center – A plan for the construction of approximately 1,000 new residential units, some of which are located within conservation areas. The company’s plans highlight a careful balance between historical character and contemporary development needs.
Founders
Inon Magzimof – CEO & Owner
Magzimof, 27, a sixth-generation Jerusalemite, began his career in real estate at the age of 17. Through extensive fieldwork and a deep familiarity with the urban renewal process, he ascertained that apartment owners are the true partners in projects yet are rarely treated as such. This insight led to the establishment of TABA Capital and the creation of a resident-centered model.
In 2022, one year after founding the company, Magzimof was included in Magidlim magazine’s prestigious 40 Under 40 ranking. His management style combines high discipline, creative and flexible thinking, and close collaboration with a dynamic and highly experienced urban renewal team.
Erica Kraus – Owner
Kraus offers extensive international experience across investment and development, informed by her role within a family that oversees one of Silicon Valley’s most established real estate companies. Her approach combines strategic leadership, deep financial expertise, and a socially focused vision aimed at delivering meaningful community impact. Kraus views urban renewal as a social process no less than a real estate one, aimed at returning power to homeowners and creating high-quality, equitable urban environments tailored to residents’ needs.
Exceptional Consent Rates
The human-centered approach – The company’s professional and human-centered approach leads to exceptional consent rates in the market: over 75% of residents in many complexes sign agreements within several months. This success stems directly from open, honest and transparent dialogue with residents. This transparency fortifies trust and enables accelerated planning processes.
A New Model: Residents at the Center
TABA Capital has developed a model that reverses conventional industry practice: first, a statutory urban plan (TABA) is prepared for the residents, and only then is the developer selected. Instead of developers dictating deal terms, homeowners gain full influence over each and every project planning, as well as over the benefits they receive. The true value is derived from the inherent value of their assets, rather than from external profit considerations.
The innovative model is based on three core principles:
Value – Residents receive maximum value for their property, based on planning that reflects the land’s potential, rather than the needs of a specific developer.
Certainty – The selected developer receives an approved plan with a closed financial framework. Residents know in advance what they will receive, with no surprises or changes along the way.
Control – Apartment owners lead the process from start to finish, selecting the developer, participating in planning, and making decisions with full transparency and close professional guidance.
The Preferred Choice
Within a short time, the company’s model has become the preferred choice for residents seeking security, control, and high value. Today, TABA Capital employs a team of approximately 20 professionals and is advancing thousands of new residential units across Jerusalem, with a strong commitment to preserving existing communities and strengthening the city’s urban fabric.
