About Bold Urban Renewal Group
Bold Urban Renewal Group manages, advances and orchestrates urban renewal projects, with an emphasis on the interests and perspectives of property owners.
The group operates throughout Israel, from north to south, bringing together rights holders in viable Pinui–Binui complexes. It acts with determination and transparency to responsibly maximize landowners’ returns and ensure the project’s success for the benefit of all stakeholders.
The group operates pursuant to the Organizers Law and complies with all of the relevant regulations in its field. The group accompanies rights holders through to the receipt of the keys to their new apartments, at no cost to them.
The Owner
Yossi Landau, a civil engineer by profession who holds an M.B.A., formerly served as an engineer in large construction companies and local authorities, and served a deputy municipal engineer.
In 2017, he founded Bold Group to address a critical gap he identified: the need for proper representation of property rights owners, alongside with accurate management of the process in the carious projects and facilitation of the planning in the various statutory committees.
Responsibility and a Sense of Mission
Rights holders recognize that the key to a professional, successful project is leadership by a dedicated management company. This ensures that rights are maximized and residents’ interests are protected throughout the process, while responsibly balancing the needs and wishes of every stakeholder.
The group believes in maximal transparency and works with patience and determination to complete the project successfully. In this framework, it makes the law, regulations and legal rights accessible for the rights owners, and in particular for elderly and disabled populations.
Orchestrating the Project
A Pinui-Binui project is a long-term undertaking riddled with numerous challenges, starting from securing the agreement of rights owners in all of the buildings, through finding the best professionals for each project, finding the most suitable developer with the best offer, through formulating the plan in the local authority and the district committee, evicting the rights owners to rental units, demolition, construction and returning the rights owners to their new apartments. For this and other reasons, the group serves as trusted representative solely on behalf of the rights owners, throughout the entire multi-year project, safeguarding their interests while advancing the project and meeting the requirements of the local authority, the various planning committees and the project’s developer. In the framework of leading and orchestrating the project, the group formulates, in collaboration with the complex’s delegation, a public tender for selecting the best developer in accordance with the project’s location, scale and rights owners needs.
In this framework, the rights owners receive several offers from developers, in order to select the offer that is most suitable for them. Before receiving the offers, the group reviews the financial statements of each candidate, recommendations and service levels in prior projects, and its experience, reliability and professionalism.
The group also verifies that the offer of the selected the developer is realistic and feasible from the economic and planning aspects, and that the developer has the real capability to execute the project in accordance to the offer.
