A meeting point between the heartbeats of the city that takes no breaks, a true passion for creativity and aesthetics, out-of-the-box thinking and an aspiration for excellence. In these words, one may try and define the essence of the real estate development group City Partner, which specializes in building boutique projects in the city of Tel Aviv. The group was founded in 2013 by Yuval Riklis, Eran Romano, and Shalom Dana. Riklis, who serves as the company’s CEO, has an extensive background in business finance and managing real estate projects abroad, while Romano and Dana are the owners of the global investments group BSW Technologies. Today, the company is focused on developing urban renewal projects in the heart of highly demanded areas.

Real Estate Operations in Israel and Abroad

City Partner has been active for 10 years and it specializes in the various aspects of real estate initiation, including architectural conservation, asset-swap (“combination”) transactions and urban renewal transactions in the Tama 38 and Pinui-Binui channels. Most of the group’s operations are conducted in Israel but it simultaneously maintains secondary real estate operations overseas, including property holdings and a construction project in Manhattan which was completed and populated in 2023.

The company’s specialization in building in Tel Aviv enabled it to accumulate years of experience in the in-depth understanding of Tel Aviv’s statutory and permit proceedings, which greatly streamline and shorten the construction permit proceedings of the projects that the company promotes.

Furthermore, the company never makes even the slightest compromise on the construction quality and level and its senior executives, headed by its CEO Riklis, accompany the various stages of execution, and maintain absolute supervision while verifying that the architectural plans are executed precisely. The personal accompaniment and the close supervision are greatly supported by the fact that the company’s employees continue to work in it for many years and its suppliers’ lineup is also considered to be particularly stable. This combination between longstanding and devoted employees and between architects, designers and construction supervisors who remain loyal to the company for years, creates an optimal synchronization that leads to the optimal completion of the projects.

Notable Projects

2 Bialik St., Tel Aviv: An architectural conservation project which is located on Café Bialik (Allenby corner of the historical Bialik St.). This mythological building was built in the 1930’s and served for many years as a vibrant and popular café that attracted a cultural and artistic scene of poets, photographers, and numerous visitors. This sought-after corner has a view of the sea and in the framework of the project the company will preserve the building’s first floor, and build on it five new Bauhaus-style new stories with a modern interpretation that would relate to the building’s first floor. In total, the new and prestigious building will include 21 apartments above a commerce floor. The project is pending completion.
28 Allenby St., Tel Aviv: A project on Allenby Rd. corner of HaKovshim St., which directly continues the company’s series of projects on Allenby St. In the framework of this project, the company will build a new structure with 33 apartments above a commerce floor. The building’s design and volume merge into the urban texture of Tel Aviv’s White City area with a contemporary design interpretation. The project is pending completion. The planning of this special project was executed by the renowned firm of Milbaur Architects.
29-31 Rupin St., Tel Aviv: Rupin Project is an urban renewal project, a Tama 38 demolition and construction project. The project is located on the sought-after Rupin Street, within walking distance from the beach. The project includes the demolition of an old 15-apartment building and the construction of a new 23-apartment building. The building is planned by Yaniv Pardo Architects.
29 Allenby St., Tel Aviv: This project is considered to be one of the most significant projects in this street over the past decade, and it symbolizes the street’s renewal while taking back its position as one of the city’s most sought-after, central and prestigious streets. The building includes 49 apartments above a commerce floor with a unique mix of 2-3-room apartments (40-60 sq.m. each) which are suitable for the modern urban lifestyle. The interior design of the public spaces was done by the interior designer Irma Orenstein and the architectural planning was entrusted to the top architect Gidi Bar Oryan. The project was completed and populated in 2017.
2-4 HaGil’ad St., Tel-Aviv: HaGil’ad project is an Urban Renewal NOP 38 demolition and reconstruction project. Located near Basel St. and Nordau BLVD., on a cornered construction plot which gives the building two fronts with an open view to the park. In the project framework the 28 apartments’ building will be demolished and a luxuriously designed building with 40 apartments will be built.
20 Ahavat Zion St., Tel Aviv: NOP 38 project (demolition and reconstruction), in which an old 8 residential units building will be demolished and a new 21 residential units will be constructed.
45 + 48 Basel St., Tel Aviv: NOP 38 project (demolition and reconstruction), in which the 2 buildings will be demolished and new buildings with 42 residential units will take their place.
13 Avigdor HaMeiri St., Tel Aviv: An urban renewal demolition and reconstruction project in Northern Tel Aviv’s Neot Afeka neighborhood, in which a new 21 residential units building will be constructed.
