MBS Urban Renewal is one of the dominant and fastest-growing urban renewal companies in Israel. The company operates both as a developer and in collaboration with Israel’s leading developers, employing top-tier professionals in their fields – architects, attorneys, appraisers, and project managers.
MBS focuses exclusively on urban renewal, primarily evacuation and reconstruction projects, and over the years has developed unique expertise in every aspect and layer of this field. This in-depth knowledge allows the company to overcome challenges and obstacles while promoting projects within relatively short timeframes. To date, the company has initiated and advanced approximately 50,000 new housing units in urban renewal projects across the country, including in Ashkelon, Givatayim, Petah Tikva, Tel Aviv, Ramat Gan, Rehovot, Rishon LeZion, Kfar Saba, Kiryat Gat, Kiryat Malakhi, Mazkeret Batya, Dimona, Netivot, Ramla, Ofakim, Jerusalem, Azor, and more.
Milestones in the Company’s Activity
The company was founded in 2016 by businessman Maor Ben Shushan, who has deep familiarity with the Israeli real estate market. Recognizing the immense need for development and advancement in the urban renewal sector, Ben Shushan began forming partnerships with major real estate companies, including Y.H. Dimri, Land Development, and Minrav, among others. At that stage, MBS operated as an outsourcing arm for these and other companies, advancing projects toward building permits.
In its early years, MBS focused on the Kiryat Moshe neighborhood in Rehovot, successfully advancing seven different projects there on behalf of various construction companies. These projects are currently in the final stages of obtaining building permits.
Subsequently, the company operated as a municipal urban renewal manager in several cities across Israel, where it was involved in advancing zoning plans and obtaining permits. Today, it holds a significant share in the urban renewal projects of Dimri, Minrav, and many other firms. Most of the projects initiated by the company in its management role are now nearing building permit approval and are set to begin construction.
Over time, MBS has become proficient in all stages of project development – including planning, permitting, architecture, engineering, professional consulting, and more – and in 2020, it became an independent developer. Over the past four years, it has operated under this model, including in joint ventures with other real estate companies. These projects are located in Ashkelon (Ramat Ashkelon neighborhood), Ramla, Herzliya, Holon, Netanya, and more.

MBS has a team of approximately 80 experienced and dedicated project managers spread across the country. They provide full support to residents, addressing every request and need. These project managers serve as the primary point of contact for residents throughout the entire process, from planning through execution to key delivery, ensuring maximum availability and accessibility for clients.

152–154 Tzvi Horowitz St., Rehovot – The next step in Rehovot, at the heart of the city’s renewal. 112 units to be evacuated; 354 new units to be built using advanced construction methods. Status: Committee approval granted for a permit.
153–154 Yaakov Tukhman St., Rehovot – Redefining living in the city center. This project boasts stunning architectural design, a vibrant commercial floor, innovative housing solutions, and uncompromising technical specifications. 40 units to be evacuated; 224 new units to be constructed. Status: Building permit granted.
Karnizi–Grinboim–Shmorak, Netanya – A new hub for vibrant living and community.
Scope: 126 units to be evacuated | 504 new units planned.
