Savyonim Group is a leading and veteran real estate development and construction company with extensive operations in Israel and abroad. Founded 20 years ago, the group is active in residential, industrial, logistics, commercial, and offices real estate in Israel. Abroad, the company develops real estate projects for residence in large scopes, with an active portfolio in Varna, Bulgaria. The Heads of the Company: the company is led by founder Oren Cohen, together with partner Ronen Retzer, Mark Dubnov as VP of Business Development and Urban Renewal.

Areas of Activity
Urban Renewal
Savyonim Group is highly active in Israel’s urban renewal sector, with approximately 8,000 residential units in planning under NOP 38 (Tama) and evacuation-reconstruction projects nationwide. Some projects are independently developed, while others are executed in collaboration with somereal estate firms, most of them public.
Renewable Energy
The group’s values in the field of urban renewal are reliability, transparency throughout the entire process, “speaking at eye level” and availability and accessibility almost 24-7 to tenants and customers.
Selected Projects
Residential
1-7 HaCharod, Nof HaGalil - In the southern neighborhood of Nof HaGalil, a spacious complex will be built combining open spaces, public areas, commercial areas and green areas in joint planning with the tenants, while emphasizing high standards and innovation. Within its framework, 262 existing units will be vacated and approximately 1,350 housing units will be built in a diverse mix of apartments, mini-penthouses and spacious and carefully planned penthouses.
39-51 Zebulun, Kiryat Ata - A large-scale urban renewal project spanning 15 dunams (3.7 acres). It will replace 84 existing apartments with 430 new residential units, incorporating open spaces for the residents’ benefit.
1-11 Zabotinsky, Kiryat Ata - spacious complex will be built combining open spaces, public areas, and green spaces in joint planning with the residents, emphasizing high standards and innovation, within which 99 units will be evacuated.
2-22 Jabotinsky, Kiryat Ata - In the Givat Ata neighborhood, a spacious complex will be built combining open spaces, public areas, and green spaces in joint planning with the residents, emphasizing high standards and innovation, in which 55 existing units will be vacated and approximately 275 units will be built.
61 Wolfson, Nahariya - A renewal project in central Nahariya. It will replace 24 existing units with 80 new apartments, including 3-5 room units, mini-penthouses, and spacious penthouses.
2-6 Aharoni, Rehovot - In the heart of Rehovot, on one of the city’s most pleasant and prestigious streets, an urban renewal project will be established in which two residential buildings will be built, combined with green spaces and with a prestigious and elegant design. As part of the project, 32 existing units and commercial units will be vacated and approximately 90 residential units will be built in a diverse mix of 3 to 5 room apartments, mini penthouses and penthouses with a high construction standard and meticulous planning.
29-31 Sokolov, Herzliya - An urban renewal project in a prime location. It will replace 26 existing residential and commercial units with 130 luxury apartments, designed with a high standard of construction.
Commercial & Industrial
Savyonim Group specializes in the development, construction and management of advanced logistics and industrial centers nationwide, with a strategic emphasis on industrial land in the heart of agricultural areas - kibbutzim, moshavim and regional councils. The group works in close cooperation with cooperative associations, agricultural corporations and landowners, with the aim of realizing the potential of land for productive employment, while maintaining environmental balance, connecting to the local community and complying with the relevant national outline and zoning plans. The logistics solutions offered by Savyonim include customized planning of logistics centers and light industrial buildings, high accessibility to main traffic routes (Highways 6, 4, 65 and more), infrastructures adapted to advanced operational needs and the use of smart technologies for energy saving and efficient space management.
Moshav Sde Yitzhak - A 10,000 sqm (107,000 sq ft) logistics and commercial hub in eastern Sharon, near Hadera and Highway 6.
International – Bulgaria
The Five Elements (Varna, Bulgaria) - A flagship development in District 24 of Varna, covering 30 dunams (7.4 acres). It includes 1,170 residential units, a 1,500 sqm commercial center, a 42,000 sqm underground parking garage, and public infrastructure. The project is designed to integrate innovation, creativity, and high-quality living, with each building embodying one of the five natural elements. The renowned Israeli Architects firm Miloslavsky Architects firm oversees its design and execution.
Maybach Project (Varna, Bulgaria) - A prestigious residential project in District 56, surrounded by a natural forest. It includes two 23-story luxury towers with 560 apartments, 1,000 sqm of commercial space, and a parking complex. Located within walking distance of the beach, the project offers top-tier living standards, blending luxury with nature. The project will begin in December 2025 and will last 4.5 years.
