Bringing together under one roof some of the most skilled and experienced professionals in Israel’s real estate industry, the company has been shaping the real estate arena for over two decades. In recent years, Shorashim has expanded its operations to include full-scale project execution, while successfully delivering dozens of developments that have positioned it at the forefront of the industry. Its strategic partnerships with top-tier banking, financing, construction, and engineering entities are among the strongest in the country.
Executive Management
Shorashim is owned and led by five seasoned partners with deep expertise in real estate development, construction and engineering, finance, and investment. CEO Adir Alfasi oversees its overall development activities; Co-CEO and Marketing & Sales Manager Daniel Moscovitz heads the commercial operations; CEO of the construction arm, Civil Engineer Assaf Maimon, directs all execution and engineering; CFO and Chairman of the Board Ralph Hirschfeld steers the Shorashim’s financial strategy; and Vice Chairman of the Board Dan Zaltzman, from the M.A.D.L.S. real estate investment fund, provides the company with a strong financial foundation and the equity for its activities. This unique partnership model allows Shorashim to manage every stage of a real estate project in-house, from planning and approvals, through financing, marketing, and sales, to construction and post-completion support. Thus, ensuring complete control, seamless coordination, and superior results.
Urban Renewal
Shorashim’s development arm is advancing zoning plans for high-density housing on multiple plots owned by the company, while its yielding properties division manages prime commercial and residential properties, including the Leumit Health Services building in Tiberias, an office building in Ra’anana, two luxury villa complexes in Netanya, and a residential building in Tiberias.
In recent years, Shorashim has made a significant impact in the urban renewal sector, committed to raising the bar in planning quality, technological innovation, execution standards, and design specs. The company is currently advancing numerous NOP 38 and “evacuation and reconstruction” projects at various stages in Holon, Netanya, Hadera, Ramat Gan, and the Sharon area.
A Distinctive Model in Urban Renewal
In order to lead the urban renewal industry into its next phase, Shorashim has developed innovative working models that combine excellence in construction with community involvement and transparency:
• One Address for Development, Planning, and Construction – As a developer with a highly experienced in-house construction division, Shorashim provides customers with dedicated support from start to finish: from planning and approvals, through execution, to key delivery and warranty.
• Community Coordinator for Every Urban Renewal Project – Each project is assigned a community coordinator, residing in the project’s city, dedicated to assisting residents and streamlining planning and approval processes. Working closely with experienced project managers, they help shorten bureaucratic timelines and secure permits in record time. Shorashim makes sure that projects advance as quickly as possible, backed by closed bank financing from one of Israel’s top four banks. The company manages its own equity and relies on it, without requiring additional resident investment or external loans. The company is committed that each project is 100% Shorashim, from start to finish.
• Zero Cost for Residents – Shorashim covers all costs associated with urban renewal, including professionals’ fees (lawyers, appraisers, inspectors), moving expenses, and rent during construction, until residents receive their new homes. Special arrangements are available for senior residents.
• Warranty and Ispection – Dedicated warranty teams handle any issues promptly, supported by a resident app for reporting faults and managing shared facilities.
• Shorashim Club – A unique residents’ club leveraging collective purchasing power to secure exclusive discounts on appliances, electronics, sanitaryware, furniture, décor, and home security systems.
