Enhancing Zoned Land

In recent years, the company has focused on lands with approved zoning (non-agricultural), managing the enhancement process directly with local and district planning authorities. Enhancements typically involve significantly increasing building rights (up to 4–5 times) or changing land use, such as converting office rights to residential. These upgrades often double or triple the land’s value within a relatively short time. All work is conducted by expert teams and under relevant government regulations, including the Arrangements Law and amendments to TAMA 35 and 75.

Zimrat Haaretz is a subsidiary of Radison Group, a prominent real estate development firm specializing in luxury residential complexes, hotels, and office buildings in Israel and abroad. Radison is renowned for iconic projects, including skyscrapers and high-end hospitality venues that redefine the urban landscape. Zimrat Haaretz – Selected Land Enhancement Projects

Petah Tikva, Yarkon Park - Marketing and enhancement of land in the Yarkon Park compound, planned to rise between the banks of the Yarkon River and Em HaMoshavot Road. The plan spans about 5,850 dunams, including 1,255 dunams for an urban park and recreation areas, 1,066 dunams for a national park, 107 dunams for sports facilities, 642 dunams for special agricultural zones, 639 dunams for residential and commercial development, The company is promoting a development plan for housing and employment as part of Amendment 4 to TAMA 35.

Haifa, Al HaPark Project - A residential project with 88 housing units (with an approved zoning plan) and additional building rights in the approval process. Located in an area of urban and architectural importance, the plan includes two buildings: an 8-story southern building and a 9-story northern building. This project presents significant appreciation potential.

Ness Ziona / Rehovot - Marketing and enhancing land within the Giv’at HaKurkar national master plan (currently in its final stages). The plan includes approximately 4,000 housing units, as well as employment, service buildings, and nature reserves. The company is advancing residential and employment development under Amendment 4 to TAMA 35.

Even Yehuda, Project Area 9 - The company purchased 10 dunams in Area 9, a region planned for comprehensive mixed-use development, including:
• 8-story buildings: ground-floor retail, 2 office floors, 5 residential floors
• Compact studio apartments
• A mixed-use zone combining residential, commercial, and office spaces
• A future Park & Ride facility
Strategic location: Southern Even Yehuda, Close to Highways 4 and 553, Easy access to Beit Yehoshua train station, Well-connected to major transportation routes
The project is in the advancement and permitting stage with the Even Yehuda Council. It is set to become an integrated residential-business complex that addresses the demand for compact housing in a developing, well-infrastructured area.

ICON Energy Park, Hadera - The company acquired 15 dunams in the ICON Energy Park project in Hadera, located between Highway 2 and the train station.
Project details:
• Land area: 15 dunams
• Current building rights: 36,000 sqm
• Possible future increase: up to 150,000 sqm
• Total building rights in the complex: approx. 900,000 sqm
Planning status:
• Approved zoning plan: 240% building rights
• Deposited plan for mixed-use: 650% building rights
• Land is immediately available for construction

Kaplan Business District, Rehovot - The company acquired 33 dunams in southwest Havatzalot, near Bilu Junction. The plan includes a mixed-use complex adjacent to a metro station featuring:
• Smart office district - suitable for advanced businesses such as specialist clinics, startups, and high-tech companies.
• Residential area - apartments integrated into the complex
• Maternity hotel - with direct, discreet access to Kaplan Medical Center
• Retail boulevard - connecting the metro to the hospital on foot
The project is being advanced under TAMA 70 and aims to support the expansion of Kaplan Hospital.

Zimrat Haaretz - Hospitality Projects

Zimrat Haaretz is active in the hospitality sector both in Israel and internationally. In Israel, the company is building the FOREST Mitzpe Talia Hotel in partnership with the Fattal Hotel Chain, offering a unique nature and spa experience in the heart of the Carmel forests. In Uman, Ukraine, the company is developing the luxury Diamond Hotel, located just 10 meters from the pilgrimage site of Rabbi Nachman of Breslov, a strategic location with consistently high demand
