About Shosh Nahmias Building Company Ltd.
Luxury with Soul: Three and a Half Decades of Building at the Forefront
Since 1990, Shosh Nahmias Group has been leading landmark projects across Israel in the residential, commercial, office, and hospitality sectors. From Ashdod to Tel Aviv, Modiin, Rehovot, and Holon, the story is one of a private family-owned company that has grown into one of Israel’s leading development and construction groups. Behind every project lies a story. Shosh Nahmias Building Company Ltd. is far more than a real estate development and construction company. It is proof that the combination of decades of experience, proven financial strength, and an uncompromising commitment to quality creates something that cannot be replicated: soul.
Owned and led by Shosh Nahmias, the Group maintains extensive operations in the residential, commercial, office, industrial, and hospitality sectors throughout Israel, with projects in Ashdod, Tel Aviv, Rishon LeZion, Modiin, Rehovot, Yavne, Holon, Givatayim, and Ramat Gan. The Group’s distinctive character stems from Shosh Nahmias’ personal involvement in every stage of every project—from initiation and planning, through on-site oversight, to the architectural and design touches that are consistently evident throughout its developments. This approach, rooted in the values of a family-owned company managed through personal commitment, translates into exceptional construction quality and long-term relationships with homebuyers.
“Every project we build carries within it the soul of the people who will live there. We do not merely construct walls and roofs—we create homes, communities, and living environments.”
A Leading Construction Standard
More than three decades of professional experience, dedication, and a passion for architecture form the foundation of every project undertaken by the Group. Its four guiding principles—reliability, integrity, efficient management, and strict adherence to schedules—are not marketing slogans but binding management principles. The Group complies with the industry’s most rigorous standards and consistently maintains the highest levels of professional excellence and quality, which have become its hallmark over the years.
Financial Strength, Reliability, and Peace of Mind
The Group’s financial strength, professional expertise, and first-class construction standards are what provide clients with confidence and peace of mind. Shosh Nahmias enjoys the ongoing trust of Israel’s leading banks and financial institutions, which finance projects across the country. The company’s private ownership structure enables swift and direct decision-making backed by the personal commitment of its owner—a significant advantage in the real estate industry.
Five Divisions: One Professional Synergy
Behind every project stands a tightly coordinated organizational structure. The Group’s five divisions work in close collaboration, creating the professional synergy that defines its operations: superior execution, adherence to schedules, meticulous design, and financial stability—the pillars of its success.
Engineering Division - Led by the Vice President of Engineering, the division is responsible for the detailed planning and execution of every project. A team of project managers, site managers, architects, and consultants oversees each development from inception through delivery, ensuring the highest standards of quality.
Marketing and Sales Division - Staffed by experienced sales professionals with extensive industry knowledge, the division accompanies purchasers from the moment of purchase through construction, delivery, and beyond. Long-term service is a core value.
Finance Division - Led by the Chief Financial Officer, the division manages the financial operations of the entire Group and maintains ongoing collaboration with Israel’s leading banking institutions.
Business Development Department - Comprising marketing professionals, architects, and financial specialists, the department focuses on identifying and evaluating business opportunities, including land acquisitions, urban renewal initiatives, and combination transactions, while ensuring alignment with market demand and budgetary frameworks.
Legal Department - Led by the company’s General Counsel, the department is responsible for drafting and reviewing agreements, managing negotiations, and providing legal support throughout every stage of a project—from agreements with rights holders to the delivery of apartments to purchasers.
Architecture and Interior Design - The Group works with leading architects, designers, and industry professionals. Selected projects feature private swimming pools designed and built to the highest standards and specifications.
Selected Projects
SO BLUE Marina | Ashdod - SO BLUE Marina was inspired by the prestigious marinas of Europe. At its core is a vision of a residential complex that combines boutique residences with retail, leisure, and entertainment areas, creating a continuous resort-style experience along the lakefront and marina, just steps from the Mediterranean Sea. The project features a lakeside commercial boulevard alongside three five-story boutique residential buildings. The residential mix includes 4- and 5-room apartments, garden apartments with private swimming pools and gardens, mini-penthouses, and designer penthouses with swimming pools and expansive terraces overlooking the sea.
ONE THE PARK | 27 David Elazar Street, Holon - The Group’s newest urban renewal project is located in one of the fastest-growing and most sought-after areas of the Greater Tel Aviv metropolitan region. As part of a TAMA 38/2 redevelopment plan, an existing two-story building containing six residential units will be demolished and replaced by a 10-story luxury boutique building comprising 33 residential units and an upscale commercial frontage at street level. David Elazar Street serves as a central axis connecting Kiryat Sharet—Holon’s largest and most established neighborhood—with Kiryat Ayalon (H-300), considered one of the city’s most desirable residential areas. The neighborhood is currently undergoing extensive urban renewal under the city’s comprehensive master plan. The project enjoys a strategic location with excellent access to Highway 20 (Ayalon), Highway 4, Azrieli Holon Center, and future stations of both the Green Line Light Rail and the M3 Metro line, which are planned to operate within the area.
SO ALIVE | Narkisim, Rishon LeZion - Narkisim is a new residential neighborhood in eastern Rishon LeZion, a city that has established itself as one of Israel’s most attractive destinations for both residential living and real estate investment. The eastern part of the city is experiencing rapid development, and Narkisim enjoys excellent connectivity to major transportation routes. The project consists of a 16-story residential tower built above a commercial floor and includes 59 residential units in a diverse mix of 3-, 4-, 5-, and 6-room apartments, garden apartments, mini-penthouses, and a full-floor penthouse featuring a private swimming pool. Residents will enjoy a private residents’ lounge, stroller room, underground parking facilities, and an elegantly designed lobby.
SO ICON | Ashdod - At the heart of a rapidly developing district, on a site spanning just eight dunams, a distinctive mixed-use project is taking shape—combining a contemporary residential experience with an advanced business environment, all within close proximity to the Mediterranean coastline. The project includes two 25-story towers: a residential tower featuring 180 apartments in a diverse mix of 2-, 3-, 4-, and 5-room residences, mini-penthouses, and penthouses with spacious sea-facing terraces suited to every stage of life; and an office tower offering a modern work environment above a prestigious commercial boulevard. Together, they create a balanced integration of residential and business lifestyles.
K-TOWERS | Ashdod - Rising approximately 150 meters above ground level, K-Towers ranks among Israel’s tallest residential towers. Located in a strategic central location in Ashdod, just minutes from the beach, marina, and the city’s leading shopping and entertainment centers, the project presents an innovative residential concept that combines office space, a commercial floor, and 186 luxury apartments. Each tower rises 40 stories and offers an exceptional residential experience. Residents enjoy access to a state-of-the-art fitness center, a double-height designer lobby, a staffed security station, and an impressive synagogue. The penthouses, designed by a professional team of architects and interior designers, span 444 square meters and feature an additional 422 square meters of terraces. They include a private spa with dry and wet saunas, a dedicated changing area, a swimming pool, and a Jacuzzi—all overlooking the Mediterranean Sea. The project has been successfully completed and occupied.
Lev HaCity | Ashdod - Lev HaCity comprises eight architecturally designed residential buildings containing 400 apartments in one of Ashdod’s most desirable and well-maintained neighborhoods—the prestigious City District. The development is surrounded by landscaped green spaces and a spacious garden, and includes a neighborhood country club featuring a private swimming pool exclusively for residents. The apartments were designed to accommodate every stage of life and include 4- and 5-room apartments, garden apartments, mini-penthouses, duplexes, and penthouses. Each residence emphasizes spacious, comfortable living and maximum flexibility in interior planning.
Urban Renewal: Professional Excellence with a Human Touch
Urban renewal is a complex, multi-dimensional process that combines planning and construction challenges with significant human considerations. Its success depends on empathy, transparency, professional expertise, and attentive guidance throughout every stage.
Shosh Nahmias Group is among the pioneering companies in Israel’s urban renewal sector. In recent years, the Group established a dedicated urban renewal division that currently leads numerous demolition-and-reconstruction projects throughout central Israel, including developments in Ashdod, Rehovot, Tel Aviv, Holon, Bat Yam, Rishon LeZion, Ramat Gan, and Givatayim, alongside many additional projects in various stages of advancement. The Group views the human aspect of urban renewal as a fundamental principle and is committed to supporting families throughout the entire process. Existing residents are regarded as full strategic partners, and the relationship with them is built on trust, collaboration, and mutual responsibility—both during the project and long after its completion.
“The true reward in an urban renewal project comes when we hand over the keys to the new homes of long-standing residents and know that we have contributed to the development of the neighborhood and the well-being of its community.”
This commitment is reflected in a clear set of working principles:
• Full transparency and equal treatment of residents, including with respect to agreements and consideration packages. • Direct communication with residents, without reliance on external intermediaries. • Full responsibility for project costs, taxes, and levies. • A comprehensive framework of guarantees, securities, and insurance protections for existing residents. • Appointment of a dedicated project manager for every development, providing residents with a consistent point of contact throughout the process.
Scale of Activity and Proven Execution
Beyond the flagship developments highlighted above, Shosh Nahmias Group manages one of the largest and most diverse project portfolios in the Israeli real estate market.
At any given time, the Group advances dozens of projects simultaneously across planning, licensing, construction, and marketing stages—a business reality that reflects a stable, financially strong company experiencing sustained growth.
Projects in Development Across Israel
The Group is advancing numerous projects in Holon, Rishon LeZion, Rehovot, Ramat Gan, Givatayim, Bat Yam, and Tel Aviv.
These include large-scale developments throughout Kiryat Sharet and Kiryat Ayalon in Holon, including projects on David Elazar Street, HaGdud HaIvri Street, and Shamrock Street; major projects in Rishon LeZion, including Anna Frank, Anielewicz, and David HaReuveni developments; and significant urban renewal complexes in Tel Aviv, including Tel Baruch North, Jerusalem Boulevard, Yechutiel Adam Street, and the Belkind-Levontin area.
The Group’s development portfolio continues to generate long-term value for existing residents, new homebuyers, and the cities in which it operates.
