Av-Gad Holdings Ltd. is a real estate development company ( which also owns a construction company) that specializes in the urban renewal market since 1996. Over the past few years, the company has recorded significant growth and accumulated over 3,300 housing units, which represents a total future income of approximately NIS 4.6 billion. To date, the company has built and delivered 15 populated projects containing about 590 housing units. It went public in 2021 following the issuance of approximately NIS 60 million in bonds, as well as approximately NIS 31 million in shares.
The company has about 30 staff members and engineers with extensive experience in the various real estate fields and in particular in the field of urban renewal. The company expects to begin construction on hundreds of housing units simultaneously in the years 2023-2024 as part of the urban renewal and Pinui Binui projects. As a result, the company will become one of the leading and largest urban renewal companies in Israel.

Company’s executives

The company is headed by Michael Ratzon, chairman of the board and founder of the group, his son Adv. Ram Ratzon, the group’s CEO and owner, and Tzahi Cohen, the CFO.
Michael Ratzon is an attorney and Colonel in Res. He is a former member of Knesset and former deputy minister, as well as a real estate developer with over 30 years of experience who built thousands of housing units and carried out one of the first Pinui Binui projects in the country. Michael headed large companies such as Avner Insurance Company, NATA (Light Rail to Gush Dan), the Environmental Company, and many others.
Adv. Reem Ratzon, CEO of the company, holds a bachelor’s degree in law and economics from Tel Aviv University and a master’s degree in business administration from Tel Aviv University. Ram has served as CEO for the past 12 years and has extensive experience in real estate in general and urban renewal in particular.
CPA. Tzahi Cohen, CFO, holds a bachelor’s degree in economics and accounting and a master’s degree in business administration. Tzahi has extensive experience in finance and real estate in public and international companies. He is a lecturer in finance and accounting.
Oded Ratzon is the CEO of the construction company with a bachelor’s degree in mechanical engineering from Ben-Gurion University. In the past, he served as a project manager at Shafir Engineering Development and Industries Ltd.
Adv. Naomi Peleg is a legal advisor, with a bachelor’s degree in law, government, diplomacy, and strategy from the Interdisciplinary Center Herzliya and a member of the Israel Bar Association.
Eliezer (Liko) Friedler (Colonel in Res.) director of business development, holds a bachelor’s degree in economics, philosophy, and political science from the Hebrew University and a master’s degree in business administration from Tel Aviv University.

Urban renewal

Av-Gad Holdings Ltd. was among the first companies in the country to enter the field of urban renewal and it began its activities in this field in 2009. The company sees urban renewal as one of the main solutions to the existing and expected shortage of residential apartments. The company’s main focus in its early years was on TAMA 38/1 (reinforcing and construction) and over the years it has also expanded its activities to initiate projects as part of TAMA 38/2 (demolition and construction) and Pinui Binui.
The company promotes over 30 projects totaling thousands of housing units. It also maintains a private executive division that allows it full control over all projects it is involved in, meeting schedules, managing budgets, and maintaining the highest standards in construction and apartment design.

Involving tenants in the process

Av-Gad Holdings Ltd. stands out for its ability to communicate with tenants and rights holders on an eye-level while maintaining full transparency throughout the process. The creation of this trust is particularly important in urban renewal projects, where tenants entrust to the company their most valuable possession, the residential apartment. Tenants are regarded as full partners in the process, and the company staff is available to them around the clock.

Selected projects under construction

Simtat Hagina, Ramat Hasharon - TAMA 38/2 project (demolition and construction) in which the company vacated an old residential building with 12 housing units and instead built a boutique building with 28 new housing units.
Zahal, Kiryat Ono - TAMA 38/1 project (reinforcement and construction), which includes 64 existing units, to which the company is adding 44 new housing units.
Shmuel Sharira, Rishon Lezion - TAMA 38/1 project (reinforcement and construction) which includes 56 existing housing units and commercial areas, to which the company is adding 39 new housing units and commercial areas.

Selected projects in planning

Balfur 81, Bat Yam - Pinui Binui project in which the company will vacate an old building that includes 30 old housing units and in its place will build a luxury building with 105 new housing units.
Hagdud Haivri, Raanana - TAMA 38/2 project in which the company will vacate an old residential building with 21 housing units and in its place will build a modern building with 64 new housing units.
Hareshut complex, Hod Hasharon - Pinui Binui project in which the company will vacate an old building that includes 56 old housing units and in its place will build a luxury tower with 194 new housing units.
Shaarei Ha’ir, Ramla - TAMA 38/2 project (the company’s share in the project is 80%) in which the company will vacate an old residential complex with 116 housing units and in its place will build a luxury residential complex with 530 new housing units.
Abba Hillel, Ramat Gan - Pinui Binui project (the company’s share in the project is 50%) in which the company will vacate an old residential complex that includes 164 old housing units and in its place will build a modern and designed complex with 492 new housing units.
Golomb, Ramat Hasharon - TAMA 38/2 project in which the company will vacate an old residential building with 9 housing units and in its place will build a residence with 22 luxury apartments.
